Open Home Etiquette for Vendors

It’s no secret that there are a list of ways potential buyers should act when attending open homes. However, an area that is less spoken about is how vendors should act during the inspection times of their own properties. Here are some now written rules on how vendors should act during their inspection times to ensure success.

1. Animal-Free for Inspections

Pets are fantastic, however, they don’t belong at an inspection. In order to make sure your potential buyers are comfortable and you are catering to them (allergies, fear, etc), be sure to remove your pet from the property for the duration of the inspection, and clean up after them.

2. De-Personalize

There’s nothing wrong with filling your home with heart-warming photos of you are your family’s life, however, you need to remember that as soon as you put your property on the market, you can’t consider it ‘your home’ anymore. You need to remove your personalisation, such as photos and polarising artwork, in order to make sure potential buyers can visualise themselves in the home.

3. Keeping Up Appearances

When a potential buyer walks into your property, they should feel like they’re walking into a display home. You want to display your home in the best light, so be sure to have the property immaculately clean and tidy. You want your property to reflect the photographs taken as closely as possible.

4. Don’t Stick Around

Once your inspection is underway, the vendor should not be at the property. You’ve hired an agent for a reason, there is no need for a vendor to stick around at the open and scope out potential buyers. Buyers need to feel like they are in the property on their own terms, and need to be given space to make their own decisions.

By following these etiquette rules, you can be sure that your inspection time will run smoothly and be a success.
