Investment properties are one of the greatest assets to have, however, only when they’re tenanted. A Landlord’s main aim is to find a great tenant, and to find one fast. Here are some tips on how to lease out a property quickly.

Photos

One area that a majority of rental properties fall short in is the photos they use for their ad. A lot of the time, property managers or landlords will take their own photos on their mobile phones, which result in the property not being shown to its full potential. In real estate, first impressions are everything; if a potential tenant isn’t impressed by the photos they see, they most likely won’t come to inspect the property. In order to get the maximum return from your investment, market the property as you would for a sale.

Pricing

Pricing the property correctly is crucial. Be sure to research the market and find comparable properties in order to find a price that is appropriate, but still competitive. At Aurora, we have found that many property managers have actually undervalued many properties leading to landlords losing out on valuable income.

Inspections

Something surprising about the rental market recently has been the lack of opens for properties. The reality is, if a tenant can’t come to inspect the property and fall in love with their potential new home, then they won’t apply. In order to give yourself the best chance in attracting tenants, you need to hold open for inspections every week until it is rented out.
