When it comes to either selling or leasing your property, marketing can make or break your campaign. Marketing is also the area you don’t want to skimp out on. Free or low cost schemes may sound appetising at first, but can ultimately cost you your campaign, or result in you missing out on your best buyer. Here are the key areas to put a little more coin into, that will maximise your return.

Style it right

Styling your home for sale is important for a couple of reasons. Firstly, by removing all personal items, such as photographs, a potential buyer has the opportunity to visualise themselves in the home. Secondly, a professional stylist will ensure the the home is presented in the best light. A stylist will decorate the property in a way that shows off the best features. For example, if a room has a beautiful fireplace, a stylist may add pops of colour to the mantle to draw a buyer’s eye to it. Stylists will use furniture and a natural colour palette to create a sense of space. The purpose of furniture in the sale of a home is to accentuate the key features and selling points of the property; not to distract.

Picture perfect

A professional photographer will not only provide photos of a high quality, but a good photographer will know the right angles to create space and show each room in the best light possible. If your photos don’t do your property justice, it’s not likely you’ll get many potential buyers coming through your home. First impressions are everything, and if a buyer isn’t impressed with the photos they have been presented of your property, then they aren’t likely to come to the inspection.

Premier ad, premier result

This is where the real make or break comes in. When an agent offers free or low cost marketing, you are already guaranteed to loose tens of thousands of dollars off your final selling price. Agents cannot make any money from marketing, so every cent you pay goes directly into your campaign. So, what you’re not paying for is exposure. If you’re not paying for your listing on realestate.com.au, it means that you are getting a ‘standard listing’. This means your listing will show up after premier listings, highlight and feature ads, and will ultimately get lost in the sea of properties. When you pay for a premier ad, it is guaranteed that people will see your property. Premier ads show up first when buyers search your property. They are presented larger than standard listings, and after 15 days, your property will come back to the top of the list.

So yes, while free or low-cost marketing may sound appetising, it won’t actually result in you saving money, but rather losing it. Sometimes, putting a little more money into certain areas can guarantee you making more in the long run.
